Can you tell me about Tim Scotch? What is his background?
Great question! Before Tim Scotch was the home builder New Braunfels loves, he was born and raised in Dallas, Texas. He moved to Lubbock to attend Texas Tech University after working in construction. Approaching graduation he met Stephanie, now his wife, on campus in Lubbock, and they were married soon after. Tim first took a job at a corporation as an accountant.
How do I know if I can build on a lot?
At Scotch Construction Inc. we pride ourselves in our ability to take the lot you love and can also afford and use it as a canvas on which we can create the home you envision. Since 2008 we have built across the Texas Hill Country in a wide variety of neighborhoods, terrains, cities, and towns. As you can imagine we have a wide scope of experience when it comes to dealing with lot elevations, runoff issues, and neighborhood covenant restrictions. The Texas Hill Country is one of the most beautiful areas on earth but can also pose unique challenges with the pervasive growth of cedar trees and the hard limestone bedrock. Our customers come from all over the country and expect the same level of quality our reputation has been made from. Some customers want basements. We have gone the extra mile in providing our customers with their expectations while working within the natural confines of the lot provided to us.
We work with the best engineers in the business to make sure the design and implementation of that design into practice is all to code and have taken practical and cosmetic input into consideration. We also work with some of the best excavators and site-prep professionals to make sure when the foundation is poured your home will be built on a predictable and reliable slab of concrete. Building on lots with severe inclines can increase the cost of the foundation but it also opens opportunities for savings in other areas and possible designs for things like basements.
What should you look for when considering different lots to build on? Several things. First, what is the natural incline of the lot? The Texas Hill Country is well, “hilly,” and can provide some lots of pretty dramatic drop-offs. A flat lot is always our number one recommendation. Flat lots are easier to put foundations on. Flat lots are also cheaper and can involve less site prep work which brings your overall price down for the construction of your home. The relationship between the cost of construction and the slope of the lot is generally a positive one: as the slope increases over multiple lots, the foundation will cost more because more concrete will need to be poured to compensate for the lack of earth. As a company, we are able to provide a perspective with our extensive background on the “buildability” of different lots. Typically, early on in the process, when we meet clients that are looking at separate lots and have questions about which lot they should purchase, we will drop by two or three lots and provide our perspective. To circle back to our main point, however, we typically recommend the flatter lots because they lend themselves to a faster and cheaper construction process. To use an analogy: the flatter lots are a more straight-forward canvas on which to create.
What was your favorite home you built?
This is a tough question! While we cannot isolate one particular home and claim it as our “favorite” home, one recent project comes to mind that was a very enjoyable process for our entire team from beginning to end. This home was set above a cove on Canyon Lake. It was a two-story home with commercial glass walls to capture the second-story view. The home truly was designed and built around capturing the optimal view of Canyon Lake, Texas. The customers were also great to work with. Perhaps, this is one of our favorite homes we built. We have great memories of working on and finishing this home! Of course, our best memory is knowing we met the expectations of our customers and delivered on the vision they had for their new home. Another characteristic that makes us as a company different: there are times, more often than not, when our customers actually become our friends. Over the course of months we develop relationships with our customers and grow and grow with the mutual trust built on honesty, integrity, and hard work. In our humble opinion, most of our customers end up very pleased with the craftsmanship, attention to detail, beauty of the structures they end up seeing.
